Can a foreigner buy property in Valencia?
Yes, foreigners can buy property in Spain, whether they are residents or non-residents. You do not need an NIE to view properties or make an offer, but you will need one to sign the deed before a notary. Spanish banks may also provide mortgages to non-residents, subject to certain conditions.
What budget should you allow for buying property in Valencia?
In addition to the purchase price, you should allow approximately 14% to 18% for additional costs in Spain:
– Property transfer tax (ITP): 10% in the Valencia region
– Notary and Land Registry fees
– Estate agency fees

These costs are payable in addition to the purchase price and generally cannot be financed.
How does the property-buying process work in Spain?
The property-buying process in Spain is relatively quick and follows several stages:
1. Reserving the property by paying a deposit
2. Signing a preliminary purchase agreement (contrato de arras) and paying approximately 10%
3. Signing the final deed before a notary (escritura)
The period between acceptance of the offer and final completion is generally between 4 and 12 weeks.

A contrato de arras is a preliminary purchase agreement commonly used in Spain. The buyer generally pays 10% of the property price.
– If the buyer withdraws, they lose the deposit
– If the seller withdraws, they must repay twice the amount received
This is a key stage that creates a significant commitment for both parties.
Can a non-resident obtain a mortgage in Spain?
Yes, Spanish banks provide mortgages to non-residents, generally for between 60% and 70% of the property price. The conditions depend on your financial situation, income and country of residence.
A strong, well-prepared application is essential to obtain approval quickly.
How long does it take to find a property in Valencia?
The Valencia property market is very active and competitive. An attractive property may be sold within a few hours or days.
On average, finding a suitable property takes between 2 and 6 weeks, although this depends greatly on your budget, criteria and responsiveness.
Can you buy property remotely without being in Valencia?
Yes, it is possible to buy remotely. Many buyers grant power of attorney (poder notarial) so that someone can represent them when signing.
However, local assistance is strongly recommended to secure every stage of the process, including viewings, checks and negotiations.

He searches for apartments for us, but having someone on the ground who speaks the language and conducts the viewings is a very valuable service and saves a lot of time.
Furthermore, once a viewing is approved, he contacts the agency and the owner to guide us through the process all the way to signing the lease.
He forwards the documents, and if there are any questions, he answers everything.
If there’s a roadblock—whether it’s needing a bank account in the country, an invalid French document, or any other issue—we’ve faced many obstacles, and having him by our side is a huge advantage. So, of course, we signed the lease, and I have my long-term rental thanks to him.
