Frequently asked questions
Can a foreigner rent an apartment in Valencia?
Yes. You can rent an apartment in Valencia without being Spanish or a resident of Spain. However, landlords carefully assess the applicant’s financial stability and may request additional guarantees when the income comes from abroad.
A clear, complete and properly presented application significantly increases your chances of being accepted.
Which documents are required to rent a property in Valencia?
The documents requested vary depending on the landlord, the agency and any rent-default insurance provider. You will generally need:
– An identity document or passport
– An employment contract or proof of professional activity
– Your three most recent payslips
– A tax return or bank statements
– Additional supporting documents for a guarantor, where applicable
For self-employed people, retirees, students or applicants with foreign income, the application must be adapted to their situation.
Is an NIE compulsory to rent an apartment?
No, an NIE is not always essential for signing a tenancy agreement. A passport or European identity card may be sufficient.
However, some landlords, agencies or insurance companies may require an NIE. It is therefore advisable to begin the application process as soon as possible, although not having one should not necessarily prevent you from starting your search.
What budget should you allow for renting in Valencia?
The budget depends on the neighbourhood, the number of bedrooms, the condition of the property and its facilities.
As a general guide, studios and one-bedroom apartments are relatively scarce. You should often expect to pay at least around €1,000 per month, with more options available from approximately €1,100 to €1,200.
For a well-located two-bedroom apartment, rents are frequently between €1,500 and €2,000 per month. These figures are indicative and vary according to the market and the requested criteria.
Why is it difficult to rent an apartment in Valencia?
Valencia has strong rental demand, while the number of properties available for year-round rental remains limited. Well-located properties in good condition and offered at a realistic price often receive many applications within a very short time.
The challenge is therefore not simply finding a listing, but contacting the right person quickly, securing a viewing and presenting an application that is sufficiently reassuring to be selected.
How long does it take to find a property in Valencia?
It generally takes around three weeks from the effective start of the search to receiving the keys, although this period may be shorter or longer depending on the budget, criteria, time of year and quality of the application.
A very restrictive search or a budget below market prices may require more time. Conversely, a complete application and a high level of responsiveness make it possible to move much more quickly.
Can you rent an apartment before arriving in Spain?
Yes. We regularly assist people who are preparing their move from abroad.
We can carry out viewings on your behalf, send you detailed photos and videos, provide a full report and assist you with reserving the property.
However, you must be prepared to make a decision quickly, as landlords rarely wait several days when they have multiple applications.
Do landlords accept foreign income?
Yes, some landlords accept foreign income, but this depends on their assessment and on the requirements of any rent-default insurance provider.
A French, Belgian, Swiss, British or other foreign employment contract does not automatically guarantee acceptance. You may need to provide additional supporting documents, a guarantor, proof of savings or another guarantee negotiated with the landlord.
Are pets accepted in rental properties?
Pets are frequently refused, particularly when the landlord has taken out insurance or wishes to limit the risk of damage.
However, it is still possible to find a property with a dog or cat. The size and number of animals, the tenants’ profile, the intended length of stay and the guarantees offered may influence the landlord’s decision.
It is important to mention the presence of a pet from the beginning of the search.
How long does a tenancy agreement last in Spain?
For a main residence, the tenancy agreement is generally signed for an initial period of twelve months. It may then be renewed in accordance with Spanish legislation, for up to five years when the landlord is an individual and up to seven years when the landlord is a legal entity.
Temporary tenancy agreements also exist, but they must correspond to a genuine temporary need and do not provide the same protections as a main-residence tenancy agreement.
Can you leave the property before the end of the tenancy agreement?
For a main-residence tenancy agreement, the tenant can generally leave the property after the first six months, provided that the notice period required by law and by the contract is respected.
The tenancy agreement may also provide for compensation in the event of early departure. It is therefore essential to check this clause carefully before signing.
How much do you need to pay when moving into the property?
Several payments are generally required when signing the tenancy agreement:
– The first month’s rent
– One month’s statutory deposit
– Any additional guarantee negotiated with the landlord
– Early Valencia’s service fees
The total amount therefore depends on the property, the applicant’s profile and the guarantees requested.
How can you avoid rental scams?
You should never send money solely on the basis of a listing or an exchange of messages. Before making any payment, you should verify that the property genuinely exists, confirm the identity of the person you are dealing with, review the reservation conditions and check the contents of the tenancy agreement.
Unusually low rents, landlords claiming to be abroad, urgent transfer requests and refusals to arrange a viewing are common warning signs.
When the search is carried out remotely, it is especially important to have a trusted local contact.
What is the difference between an estate agency and a property hunter?
An estate agency is generally instructed by the landlord to market a property, select a tenant and organise the signing of the tenancy agreement. It therefore primarily represents the property entrusted to it.
A property hunter, by contrast, works for the tenant. They search for properties through different agencies, landlords and their own network, analyse listings, organise viewings and defend their client’s application.
The two roles are therefore complementary. When a property is marketed by an agency, that agency often remains an essential point of contact. Early Valencia then works alongside you to facilitate communication, verify information, present your application and assist you through to the handover of the keys.
How does Early Valencia’s service work and how much does it cost?
We begin by defining your plans, budget, criteria and the strengths of your application in detail. We then search for available properties, contact landlords and agencies, organise viewings and send you detailed reports.
We also assist you with presenting your application, reserving the property, checking the tenancy agreement, communicating in Spanish and collecting the keys.
The price of the service depends on the type of property and the difficulty of the search. For an apartment search, our fees are generally between €1,000 and €1,200 including tax. A precise quotation is provided before the assignment begins.

He found her a place that met all her requirements perfectly—and even exceeded them. In particular, he provided her with an air-conditioning unit when it turned out that the accommodation did not have one, contrary to what the landlady had told us.

Hello, I received excellent service from Thibaut in Valence.
He searches for apartments for us, but having someone on the ground who speaks the language and conducts the viewings is a very valuable service and saves a lot of time.
Furthermore, once a viewing is approved, he contacts the agency and the owner to guide us through the process all the way to signing the lease.
He forwards the documents, and if there are any questions, he answers everything.
If there’s a roadblock—whether it’s needing a bank account in the country, an invalid French document, or any other issue—we’ve faced many obstacles, and having him by our side is a huge advantage. So, of course, we signed the lease, and I have my long-term rental thanks to him.
