Frequently asked questions
What is shared accommodation?
Shared accommodation involves renting a private room in a property shared with other tenants. Everyone has their own personal space — their bedroom and sometimes a private bathroom or balcony — and shares the communal areas, such as the kitchen, living room, bathroom and sometimes a terrace. It is a very common arrangement in Spain, particularly in large cities such as Valencia.
Why do so many people live in shared accommodation in Valencia?
Valencia has a chronic shortage of small apartments, such as studios and one-bedroom properties. Valencia’s housing stock has historically consisted of large family apartments that are not particularly well suited to people living alone. This has been compounded by strong pressure on rents in recent years, driven by tourism, short-term rental platforms and the arrival of new foreign residents and digital nomads. As a result, renting an entire apartment alone requires a substantial budget — you should expect to pay at least around €1,000 for attractive properties accessible to foreign tenants — and shared accommodation has become the most common and reasonable solution.
What guarantees and supporting documents are required for shared accommodation in Valencia?
The landlord or agency will generally request:
– A deposit equivalent to one or two months’ rent, which is returned at the end of the tenancy if the property is left in good condition
– Proof of identity, such as a passport or European identity card, and sometimes an NIE, the foreigner identification number
– Proof of income from the tenant or a guarantor: a tax return OR an employment contract and the three most recent payslips OR bank statements
Who is responsible for cleaning in shared accommodation?
There is no universal rule, but the most common arrangements in Valencia are:
– Personal areas: each tenant is responsible for their own space
– Communal areas: either a rotating cleaning schedule is agreed between the tenants, or the cleaning is shared informally
Some higher-end shared properties or properties managed by agencies include a cleaning service for the communal areas, with the cost incorporated into the rent.
It is strongly advisable to clarify this point from the first day, as it is often the main source of tension in shared accommodation.
What type of tenancy agreement do you sign?
In Spain, shared accommodation is governed by the Ley de Arrendamientos Urbanos (LAU). There are two possible situations:
– Room rental agreement (habitación): the most common arrangement in shared accommodation. It does not provide the same protections as renting an entire property. The duration and conditions are freely negotiated between the parties.
– Tenancy agreement for the entire property: when you sign the same tenancy agreement with other tenants, you benefit from greater legal protection but are jointly responsible for the rent.
Read the agreement carefully before signing and be wary of very short agreements, such as renewable one-month contracts, which offer little stability.
Can a foreigner find shared accommodation?
Yes. Valencia is very accustomed to expatriates, Erasmus students and digital nomads. You do not have to hold an NIE to rent a room, although some landlords may request one.
Be careful never to pay a reservation fee without solid safeguards, such as having viewed the property, dealing with an established agency or receiving a written reservation agreement, as scams are unfortunately very common.
How can you identify a potential scam?
Here are some warning signs to look out for:
– Unusually low rent for the neighbourhood and the advertised facilities
– A landlord who claims to be abroad and requests a bank transfer before a viewing
– A refusal to provide a written agreement or a request for payment exclusively in cash
– A listing without genuine photographs or containing images copied from other websites
The golden rule is never to send any money before viewing the property and signing an agreement.
What are the advantages of using a property hunter to find shared accommodation in Valencia?
Finding a room in shared accommodation in Valencia can quickly become time-consuming and stressful, particularly when searching from abroad or without speaking Spanish. A specialist property hunter provides several practical advantages:
Access to off-market opportunities
Our property hunters have a network of landlords and property managers with whom they work directly, providing access to properties before they are even advertised online.
A considerable saving of time
Reviewing dozens of listings, filtering out scams, contacting landlords and arranging viewings all take a great deal of time, particularly when done remotely. The property hunter handles the entire search and only presents options that genuinely match your criteria.
Greater security
The property hunter checks the legitimacy of the listings, the actual condition of the property and the reliability of the agreement before presenting it to you. This is an important safeguard in a market where scams and unfair contracts are not uncommon.
Valuable assistance for foreign tenants
The language barrier, unfamiliarity with local practices and lack of a local network are genuine obstacles. Our property hunters based in Valencia know the neighbourhoods, market prices and pitfalls to avoid, and can assist you with the administrative steps, including the agreement, deposit and inventory.
Easier negotiation
Thanks to their knowledge of the market and their relationships with landlords, property hunters can sometimes negotiate the rent, move-in conditions or contract length in your favour — something that is difficult for an individual without a local network to achieve alone.
Support from beginning to end
From defining your criteria to collecting the keys, our property hunters guide you through every stage and provide valuable information to make your move and integration easier.
How much do your services cost?
Our quotation will depend on your requirements and the difficulty of the search. For a room in shared accommodation, you should generally expect to pay between €300 and €600 including tax.

He found her a place that met all her requirements perfectly—and even exceeded them. In particular, he provided her with an air-conditioning unit when it turned out that the accommodation did not have one, contrary to what the landlady had told us.

Hello, I received excellent service from Thibaut in Valence.
He searches for apartments for us, but having someone on the ground who speaks the language and conducts the viewings is a very valuable service and saves a lot of time.
Furthermore, once a viewing is approved, he contacts the agency and the owner to guide us through the process all the way to signing the lease.
He forwards the documents, and if there are any questions, he answers everything.
If there’s a roadblock—whether it’s needing a bank account in the country, an invalid French document, or any other issue—we’ve faced many obstacles, and having him by our side is a huge advantage. So, of course, we signed the lease, and I have my long-term rental thanks to him.
